Techcore and DataCore are core investment vehicles actively investing in technology-advantaged real estate in the United States, including data centers, carrier hotels, corporate campuses for technology tenants, and life science properties, located in primary markets and leased to industry leading tenants. Recognizing the immense "flight to quality" in the wake of the global financial crisis, GI Partners proposed to CalSTRS and CalPERS an opportunity to acquire technology-advantaged, core quality office and industrial properties at attractive risk-adjusted yields. These properties have historically traded at higher cap rates than other core office and industrial assets, partially due to the additional underwriting expertise required to evaluate, acquire and own these investments. However, they have core characteristics including long term leases to creditworthy tenants, locations in primary markets and quality build-outs. In early 2012, CalSTRS and CalPERS each committed capital to GI Partners to invest in technology-advantaged real estate. To date, GI Partners has acquired over $1 billion in technology advantaged real estate totaling over 3.5 million square feet.
